We, the undersigned residents of 10 and 12 St. Dennis Drive, are coming together to formally express our concerns regarding the ongoing maintenance, security, and management issues in our building.
Many residents have experienced problems with the condition and maintenance of the building. As an older building, it requires regular and timely maintenance to ensure that residents can live in a safe, secure, clean, and respectful environment.
Under Ontario's Residential Tenancies Act, landlords are responsible for maintaining the residential complex and rental units in a good state of repair and fit for habitation, and for complying with applicable health, safety, housing, and maintenance standards.
Our Main Concerns
Ongoing Maintenance Problems
There are ongoing maintenance issues throughout the building that require proper attention and timely repairs. Residents should not have to repeatedly report the same problems without seeing them resolved.
- Delays With Work Orders. Residents have reported work orders that remain unresolved for extended periods of time. Maintenance issues, particularly those affecting safety, security, or the basic condition of residents' homes, are not always being addressed within reasonable timeframes.
- Security Concerns. Residents have concerns about the security of the building and believe that additional attention is needed to ensure that residents feel safe in their homes and common areas. There have also been incidents with mailboxes being damaged or broken, with residents not able to receive mail for weeks. Landlord-provided mailboxes are required to be properly maintained and capable of being secured.
- Condition of an Older Building. We understand that 10-12 St. Dennis Drive is an older building and maintaining an older property can require ongoing work. However, the age of the building should not prevent necessary repairs, preventative maintenance, and improvements from being completed in a timely and responsible manner and in accordance with applicable health, safety, housing, and maintenance standards.
Pest Control
Residents are experiencing pest problems throughout the building, not just in one or two apartments. These concerns require a coordinated, building-wide response. Residential complexes are expected to be kept reasonably free of rodents, vermin, and insects in accordance with applicable maintenance standards.
Treatment of Residents
Residents deserve to be treated with respect, courtesy, and professionalism, even when there are disagreements or difficult maintenance issues.
What We Are Requesting
We respectfully request that management and/or the property owner:
- Complete outstanding repairs and address maintenance issues promptly. Review all outstanding maintenance issues and work orders and take concrete action to complete necessary repairs within reasonable timeframes, with priority given to issues affecting health, safety, security, or the basic condition of residents' homes. Maintenance must be carried out in accordance with applicable health, safety, housing, and maintenance standards under the Residential Tenancies Act.
- Fix building security problems and maintain secure common facilities. Investigate and address security concerns throughout the building, including damaged or broken mailboxes and other security-related maintenance issues. Landlord-provided security features and facilities must be properly maintained and kept in working condition.
- Carry out building-wide pest control and preventative maintenance. Arrange a professional, building-wide inspection and appropriate pest-control treatment, rather than addressing infestations only unit by unit. Management must also conduct regular inspections and preventative maintenance to identify and address building problems before they become more serious.
- Create a clear and accountable process for resident complaints and work orders. Residents must have a clear way to report and follow up on unresolved maintenance and safety concerns, receive confirmation that complaints have been received, and receive reasonable updates when repairs are delayed. Residents must also be treated respectfully, courteously, and professionally when communicating with management and building staff.
These concerns affect the safety, security, comfort, and quality of life of residents at 10-12 St. Dennis Drive. Residents expect management and the property owner to address these concerns seriously and take concrete steps toward improving the condition and management of our building.
We respectfully request a written response outlining what actions will be taken and, where possible, the expected timeframe for addressing these concerns.
